We reserve the right to update these Terms at any time. Continued use of our website or services after any changes constitutes your acceptance of the revised Terms.

Pantheon Real Estate Group provides pre-sale renovation consulting, project management, and real estate services in California. Our services include, but are not limited to:

• Free property assessments and renovation consultations
• Renovation project planning, funding, and management
• Contractor coordination and oversight
• Real estate listing and transaction support in collaboration with licensed agents
• Post-sale cost recovery from escrow proceeds

All real estate services are performed by or in collaboration with licensed California real estate professionals. Pantheon Real Estate Group holds DRE License #02282830.

Pantheon funds pre-sale renovation costs on behalf of eligible homeowners. You acknowledge and agree that:

• Renovation costs advanced by Pantheon are not a gift and must be repaid from the proceeds of the sale of your property at closing.
• The specific repayment terms, including the total amount advanced, any applicable service fees, and the repayment schedule, will be set forth in a separate written agreement signed by both parties prior to commencement of any renovation work.
• If the property does not sell or the transaction does not close, repayment obligations will be governed by the terms of your signed agreement with Pantheon.
• Pantheon makes no guarantee that renovation work will result in a specific sale price, profit, or return on investment.

You agree to use our website only for lawful purposes and in a manner that does not infringe the rights of others. You may not:

• Use the website in any way that violates applicable federal, state, or local laws or regulations
• Transmit any unsolicited or unauthorized advertising or promotional material
• Attempt to gain unauthorized access to any part of the website or its related systems
• Use automated tools to scrape, crawl, or extract data from the website without our written consent
• Impersonate any person or entity or misrepresent your affiliation with any person or entity
